Larger isolated cracks will be treated with a pourable liquid crack sealer prior to sealcoating. This treatment helps in preventing water from seeping through the cracks. The crack sealer does not make cracks disappear, nor will deep cracks be flush with the surrounding asphalt. As the crack sealer begins to dry or cool, the material constricts, forming a water-tight barrier in the cracks. We do not treat surface cracks or spiderweb cracks.
After the asphalt is properly prepared, we will then apply an asphalt-based emulsion sealer. A yellow barricade tape will be put across the entrance to the driveway once the project is complete.
There are several reasons cracks in asphalt can occur, including:
- Tree roots
- Poor drainage
- Freeze-thaw cycles
- Oxidation from the sun
- Excessive weight
Asphalt cracks allow moisture to penetrate the pavement. This moisture can freeze in the winter and cause many more problems. It can also cause weeds or grass to take root in the warmer months, which can cause extensive damage.
The best defense against pavement deterioration is crack sealing or sealcoating. By sealing cracks, you will extend the life of your pavement and prevent costly repairs down the road.
